Step 1: Kick-Off

Investing in Real Estate can provide you with great wealth and freedom, but without a strategy tailored to each individual it might not be as enjoyable as it should be. The Kick-Off phase allows us to analyze each individual and tailor an investment plan to their needs. We discuss with you the trends throughout the city, as well as the pro's and con's of investing in specific neighbourhoods to help identify one best suited for you.

Step 2: Valuation

With a suitable neighbourhood identified the anaysis begins. Taking a look at market trends in the area, what new developments may be taking place, as well as schools and neighbourhood demographics. With this understood we begin to analyze individual properties that may fit your criteria providing you with complete investment reports identifying expected rents, cash flows, and return on investment. 

Step 3: Negotiation

Once a suitable property has been identified an offer must now be made. Negotiation strategies can very for single offer or multiple-offer scenarios.  In a single offer there will be opportunity to provide concessions on non-monetary attributes such as closing date or deposit amount.  With multiple offers on the table we must develop the strongest rapport with the seller, understanding their needs and tailoring our offer directly to the non-monetary needs of the seller.

Step 4: Acquisition

When the offer has been accepted we will leave ourselves with a couple visits before the closing date to help coordinate some key items that need to be ready for closing. This may include visits by professionals such as home inspectors or mortgage appraisers. It will also likely include a visit or two with contractors to iron out desired renovation work, pricing and timeline, ensuring the trades can begin as soon as you officially own the property.

Step 5: Improvement

Planning your renovations correctly is of the utmost importance. We will align you with the correct trades, architects, and engineers for your projects needs. With our guidance through the planning and renovation process, we will ensure you spend in the correct places to see maximum returns for your renovation.

Step 6: Leasing

With a completed property to market we begin the work of finding you the best tenant to live in the property. We utilize excellent photography, and search engine friendly advertisements to maximize traffic through your property weekly, providing us with a large pool of potential canditates for your rental. After performing our due dilligence you are left with only the great candidates for an excellent real estate investing experience.
